Can a fire risk assessment be done by video?
It depends on the building and what needs to be inspected. A competent assessor must decide whether a video walk-round can support a suitable and sufficient assessment. If it cannot, a site visit or further inspection may be needed. We confirm the proposed method before a booking.
Do I need a fire risk assessment for a building with two flats?
Yes, if the flats share any common parts, such as an entrance hall, stairs or landing. The person responsible for the building (usually the freeholder, a residents’ management company or the managing agent) must have a suitable and sufficient assessment of those shared areas.
Is there such a thing as a fire safety certificate?
For flats, the relevant document is normally a current fire risk assessment of the shared areas, rather than an official fire safety certificate. Ask the person requesting it which document they need.
